Our distribution centre in Thatcham is seeking a Facility Services Manager to lead a team on site and manage the effective management of 3rd party services to deliver the up-keep and maintenance of our Distribution centre (over 300,000 square feet) and satellite site.

No day is the same in this role, our busy operation is a well-tuned instrument and requires excellent interdepartmental partnership and communication of which the Facility Services Manager role is a key component. Our site is active 7 days a week across shifts from 7am-2pm and 3pm-10pm, an evolving and fast paced environment that offers great exposure to our employees.

About You     

You will be an experienced manager with demonstrable experience of driving daily excellence and guiding teams through operational changes and improvements.  You’ll have a depth of experience in partnering with and driving 3rd party service in facilities maintenance services (both hard and softs services). You’ll be able to work flexible hours/days and demonstrate their ability to adapt to the changing demands of the role. What to expect

The Facilities Manager is responsible for the hard and soft facilities within TVDC main building and the Satellite Site, ensuring compliance and achieving service levels in both buildings. The Facilities operation encompasses the TVDC Distribution Centre as well as the Satellite Site and covers the Site Services team and other facility contractors.

A key focus of your role will be overseeing the hard and soft facilities contracts including cleaning, landscaping, pest control, and maintenance contracts. You will ensure that third party contractors adhere to all Health & Safety practices, to include regular updating of their Risk Assessments and Method Statements for all aspects of their work. You will host regular update meetings with all Third Party Contract Managers to include site inspections and review of contractual obligations.

Responsible for a team of your own, you will need to provide outstanding leadership setting clear direction and providing regular feedback. Your role will ensure that standards are being reviewed regularly and activities are conducted to ensure the continual development and productivity of all members of the team. This will include documented performance monitoring, effective recruitment, coaching and development, overseeing staffing disciplinary matters where appropriate, and conducting annual/quarterly performance reviews.

Key KPI’s applicable to your role include:

                    Productivity - ensure that all tasks are completed within agreed SLA’s

                    Service Level Agreements – third party contractors are monitored on a regular basis Productivity – monitor and ensure productivity levels are maintained and challenged

                    Cost Control – monitor monthly performance through cost centre reports and address any overspends.

                    Budget – achieve annual targeted savings against budget

                    Unit Cost – reduction in cost per unit year-on-year.

                    Sickness & Absence – monitor and ensure percentage of days lost due to sickness and absence to be no higher than 2% per annum

                    Staff Engagement – Employee feedback survey

                    Performance Review – Competencies rating and personal development plan.

                    Ensure site compliance for recycling to exceed 97%
